Sell first, or buy first? Both work. They just cost different things.

Sell first

"I want certainty about my money before I commit."

  • You know exactly what you have to spend. No guessing, no stretching.
  • You may need a place to stay in between: a rental, family, or a patient buyer who lets you stay on a while.
  • Pressure shifts to the buying side. You're house hunting with a clock ticking, and clocks make people settle.

Buy first

"I found the right one. I'm not letting it go."

  • You move once, straight from the old home to the new one. No boxes in storage, no in-between rental.
  • Buying a second home before selling the first means paying an extra stamp duty upfront. Sell your old home within the allowed window and, for a married couple, it can be claimed back. The window is strict.
  • You're carrying two homes for a stretch. The maths has to work even if your sale takes longer than hoped.

The refund rules have conditions and deadlines that trip people up, so we walk them through with your actual dates rather than summarising them here and hoping.

Do most people sell first or buy first? +
It genuinely splits, and the "right" answer follows the money and the dates. Households with more buffer often buy first for the single move. Households who hate carrying risk usually sell first and rent briefly. Neither is braver or smarter.
How does the extra stamp duty refund actually work? +
In broad strokes: buy the new home first, pay the extra duty, then sell your old home within the allowed window and apply to get it back. The conditions are specific about who's on the paperwork and the deadlines, which is exactly what we check against your dates in the map.
What if my sale takes longer than planned? +
That's the scenario we stress-test in every buy-first map: what holding both homes costs per month, and how many months you could carry it without losing sleep. If the answer is "not many", the map will steer you to sell first.
